About the Opportunity
James & Partners Talent has been exclusively retained by a vertically integrated real estate business with an established national property investment brand. The group is now launching a dedicated real estate lending platform, in partnership with a large institutional capital partner, and is leveraging the operational infrastructure of a nationally recognised home-buying business to fast-track growth.
This newly formed lending arm will focus on delivering structured finance solutions to landlords, developers, and property investors – including bridging finance, portfolio BTL, and development exit products. With full access to high-volume internal property deal flow, in-house administration, and marketing support, this is a rare ground-floor opportunity in a highly resourced, startup environment.

Role Overview
The “Origination Director” will be responsible for sourcing, structuring, and progressing commercial property finance transactions. This is a senior origination role suited to someone who can operate autonomously, work closely with underwriters and funders, and bring an existing network of brokers, introducers, and clients to the table.
You’ll play a key role in defining the credit offering, influencing underwriting process development, and helping shape the go-to-market strategy for this new venture.

Key Responsibilities

  • Originate real estate finance transactions across:
    • Bridging loans (acquisition, refinance, refurbishment)
    • Portfolio BTL (Ltd Co/SPV)
    • Semi-commercial and development exit products
  • Build deal pipeline through direct outreach, introducer relationships, and internal lead flow from the broader real estate business
  • Qualify borrowers, structure funding solutions, and liaise with credit and underwriting teams
  • Assist in designing internal credit processes and helping align to institutional partner requirements
  • Represent the business externally at networking events, industry conferences, and broker meetings
  • Collaborate with admin and marketing support to improve lead conversion and visibility
  • Report on pipeline performance, revenue forecasting, and lender engagement
Candidate Profile
  • Minimum 7 years of experience in real estate finance, with a strong focus on origination
  • Track record of closing in commercial or bridging finance
  • Deep understanding of BTL, bridging, and short-term lending structures
  • Confident working with underwriters and funders to progress complex transactions
  • Strong broker and introducer network
  • Entrepreneurial, delivery-focused, and comfortable in an agile startup environment
What’s on Offer
  • Base Salary: £60,000 – £85,000 (depending on experience)
  • Bonus: Generous performance-based commission/revenue share
  • OTE: £120,000 – £200,000+
